Terms & Conditions
These must be read and agreed to before we can accept payment for your booking.

Deposit
A minimum deposit of 50% of the overall package is required to confirm the booking. This deposit should be made via an electronic transfer, as agreed at the time of the booking. A further deposit may be required for bookings falling over the Christmas period or otherwise stated.

Balance
Balance is due in full 60 days prior to arrival. Bookings made within this period must be fully paid upon confirmation.

Cancellation & refunds
Cancellations must be received in writing. A cancellation made more than 60 days prior to arrival will incur a loss of deposit. A cancellation made within 60 days before arrival will incur a 100% cancellation fee of the total booking amount.

Any refunds due cannot be processed until suppliers have returned the relevant funds to Niseko Lodge. Insurance covering cancellation is strongly advised as some cancellation penalties are strict. Refunds will not be given on unused vouchers for accommodation, transfers and ski passes.

Booking Amendments/Cancellations
Must be received in writing/email. Within 60 days of arrival the cancellation conditions will apply in full.

Exchange Rates
Costs are subject to change until Niseko Lodge receives full payment based on the current rate of exchange in its offices. Once full payment, including any quoted surcharge, has been received prices are guaranteed.

Not included in cost
All costs and inclusions in Niseko Lodge prices are explicitly declared and stated on the booking receipt. Cost of transfers, passports, and visas where required, items not specified as being included, airport taxes where applicable, international telephone calls, food(except breakfast), ski or equipment hire, lift passes (unless stated) and any other item of a personal nature.

Prices
All prices quoted for accommodation are based on current rates in Australian Dollars, (including foreign exchange rates) and accordingly are subject to change without notice.

Acceptance of Bookings
Bookings are accepted subject to the services or accommodation applied for being available. Niseko Lodge and/or its agents reserve the right, without notice, to modify, cancel or withdraw any or the arrangements and in this event the full amounts paid will be returned to the customer, and upon rendering the same, all liability of Niseko Lodge and/or its agents in respect thereof shall cease. Niseko Lodge and/or its agents reserve the right to decline to accept or retain any person as a member of any party at any time.

Transportation
Niseko Lodge does not include bus transfers in its pricing. We provide customers with a bus booking from the airport and details concerning the location, booking and payment details for the bus transfers. This transportation is provided to our customers by third party transport companies. Niseko Lodge accepts no responsibility for any delays, accidents or incidents that affect our customers. No refunds of accommodation or any other related services will be given if the customers are unable to arrive on the day of predetermined booking including travel being impaired by weather conditions and like-wise Niseko Lodge and/or its agents will not be responsible for providing additional accommodation in the event that customers are prevented from leaving Niseko Hirafu and the Niseko Lodge due unforeseen circumstances including weather.

Passports and Visas
It is your responsibility to arrange all necessary passports and visas. Japanese visa requirements vary greatly for individual countries. Visit the Japanese consulate in your country for more information.

Insurance
We require that all customers staying at Niseko Lodge be insured against medical expenses, personal accident, loss of deposit and cancellation fees, and also their baggage against damage, loss, theft, etc. This is usually covered by standard Travel Insurance.

Snow Conditions
Average snowfall statistics indicated within any advertising material from Niseko Lodge and/or its agents are to the best of our knowledge and are correct at the time of press. It should be understood that Niseko Lodge cannot under any circumstances be held responsible for snow conditions. No accommodation booking can be cancelled, altered or amended on the basis of weather conditions.

Information Packages
Please note that maps/timetables and other information provided to assist Niseko Lodge customers in making their stay more comfortable may not be to scale or accurate and are provided only as a guide to Niseko Lodge customers. Information is a guide only to help them and that the information is accurate to the best of our knowledge, however Niseko Lodge cannot be held liable if the information is inaccurate.

Web Site Accuracy
Whilst every effort is made on the accuracy of this web site, Niseko Lodge cannot be held responsible for any errors or omissions occurring in the production or changes to accommodation facilities or amenities as specified, Care will be taken however, to insure that you are updated on any major changes that could affect the enjoyment of your holiday.

Meals
A continental style breakfast is included. Otherwise, Niseko Lodge is a shared facility with kitchen and appliances offered for use by our guests.

Lift Passes
Lift passes are not included in the accommodation price however the staff of Niseko Lodge will be on hand to provide assistance in purchasing lift passes.

In the case that Niseko Lodge does provide lift passes as part of a package no refunds can be given for any unused days on lift passes or should the days not be fully utilised. Niseko Lodge accepts no responsibility related to lift passes or lift operations.

Property Damage
A customer of Nisko Lodge accepts responsibility and will incur all costs for replacement or repair of any damage incurred to any facet of the Niseko Lodge or Property by the guest or anybody in the guest’s party or duty of care outside of normal wear and tear. See "Insurance" clause.

No Smoking policy
Niseko Lodge maintains a “NO SMOKING POLICY” within its building. Niseko Lodge reserves the right to evict from the building any person or party not adhering to this policy without a refund for remaining days.

Limited Liability
Niseko Lodge shall not be liable for any injury, damage, loss, accident, delay or irregularity that may be caused to person or property however caused or arising, during their arrival, stay or return from the lodge in Niseko-Hirafu.

Where Niskeo Lodge or its agents assists customers in the purchase of third party goods or services, or to participate in third party activities, it does not warrant these goods or services, nor does it accept any liability resulting from the purchase or participation in these.
